merge 2 images to create overlapping effect

hi all, I'm newbie here. Please take it easy for me if this question has been asked before. I couldn't find a tutorial on it so I have to ask here.
I got a task to use 2 photo let say photo A and B and merge them. B has some text in it.
Now i need to place B on A, but i need to make B transparent so that anything on A underneath it still visible.
I have tried the clone stamp but it will erase the text on B.
I have also tried to define a pattern from A and use it on B, but it will also erase the text on B ...
How do I do it to create a photo of A with just the text of B on it (like B's background is transparent).

Hi jaychou and welcome to PSG!

If I'm understanding you, all you need do is isolate B's text and place it's layer above A's.

It's hard to tell without examples.
 
Thanks IamSam, that would do the job for me. However i dont know how to "isolate the text" in B.. How do i do that? The magic wand does not select the text only
 
for example, i want to place the text "Bonita Boutique hotel" without the solid white background onto to the bedroom photo (of course in my situation the text is more complicated otherwise i would have just type it onto the bedroom). How do i make the white background transparent or just isolate the text and put it onto the bedroom ?
